What Does the Security Deposit Cover?
At the end of the rental period, if after the exit inventory you find that the amount of the security deposit is not sufficient to cover your expenses, you will have the option to call on your home insurance in the event that the damage was caused accidentally by the tenant, outside of what would be considered negligence such as lack of maintenance or absence of cleaning.
However, you can also directly approach the tenant to claim the difference upon presentation of supporting documents.
As a reminder, you can only deduct from the security deposit the amounts that the tenant will still owe you in relation to the rental, meaning the payment for unperformed repairs, damages they may have caused, as well as any unpaid rent.
On the other hand, if the tenant holds a contract that includes a flat rate for their energy consumption, you will not be able to deduct from the security deposit the cost of any potential overconsumption. We also remind you that condominium fees are included in the calculation of the rent.
