The tenant is responsible for any damages that occur in the apartment during their stay. However, you can assist them in organizing the repair (contacting a tradesperson, providing references for the damaged item, etc.).

Since the cost of the repair is their responsibility, you may, depending on the situation:

  • Ask them to pay the service provider directly

  • Ask them to pay for the replacement of the damaged item

  • Deduct the corresponding amount from their security deposit at the end of the rental.

However, if it is a breakdown of equipment caused by wear and tear or if the cost of the repair exceeds the purchase of a new device, the replacement will be your responsibility since it falls outside the scope of repairs for which the tenant is responsible.
